Do you have an existing garage, a parking pad or an undeveloped part of the yard? Those are different starting points. Make a note of what is already on site and what you would like to retain. An existing slab should not be assumed suitable for a new structure without an assessment.

Record whether access is from a rear lane or the street, where vehicles will turn and how construction materials could reach the proposed location. Bring a property survey or real property report when available; a rough sketch is useful for discussion but is not confirmation of property boundaries.

A two-car garage and a two-car garage with bicycles, shelving and a bench are not the same brief. Measure vehicle length and width, then think about door opening, walking space and storage depth. Do not select a garage only because a familiar dimension appears in an advertisement.

The City of Calgary describes a residential improvement project permit for building or renovating a detached garage. Electrical, gas and plumbing work can involve additional trade permits. Attached garages follow a different context, so do not carry assumptions from one project type to another.

Ask what is included in demolition or removal, site preparation, the foundation, framing, roofing, cladding, doors and electrical work. Clarify which finishing items are optional, which amounts are allowances and who is responsible for permits and inspections.

For an existing parking pad, request a separate explanation of any assessment, repairs or replacement. For a heated workspace, identify the intended use and ask the relevant professionals about service and design requirements. Do not assume heating, insulation or electrical capacity is included in a base garage price.
