How to Compare Garage Quotes

Two quotes for the same garage size can describe different work. Make the scope comparable before deciding which proposal offers the better value.

01 / THE DETAILS

Give every bidder the same starting brief.

Use one version of your brief with the city, approximate dimensions, site condition and intended use. Include existing concrete or a building to remove. Separate essentials from options, and label information that still needs assessment. Keep a copy so later revisions are easy to identify.

Request that each proposal reference the same layout and revision. A comparison becomes unreliable if one price includes a taller door, one assumes an existing slab and another includes a new foundation. Those differences should be visible before you compare totals.

Record “unclear” when a quote is silent. A blank is not confirmation that the work is included. Send the same clarification questions to each provider and keep the responses with the proposal.

Separate optional work from the baseline.

Price the core garage first, then identify alternatives such as another footprint, different openings or interior finishing. An option should state what it replaces or adds. Otherwise two optional totals can accidentally be counted together even though they describe mutually exclusive choices.

Ask how uncertain site work will be handled. An allowance gives a placeholder for a scope item; it does not explain how the final amount will be established. Record the assumption, what triggers a revision and the approval process before accepting the proposal.

Check the agreement and the people doing the work.

Government of Alberta: hiring a contractor recommends obtaining written estimates and checking qualifications, insurance and WCB information. Use that official resource when reviewing the provider’s evidence and written agreement. A claim on a website is not a substitute for current documents.

For your garage specifically, ask who owns the drawing revision, who coordinates each trade and who arranges the required inspections. Keep the schedule, payment terms and change process with the final scope. Resolve any uncertainty before signing; seek professional advice for contract questions specific to your circumstances.
