Can You Build on an Existing Pad?
An existing parking pad needs assessment before garage construction. Review dimensions, records, visible condition and the questions to ask about reuse.

A replacement garage has two connected scopes: dealing with what is there and building what you need next. Resolve the assumptions about removal and reuse before comparing prices.
Record the present garage footprint, roof shape, doors, visible service connections and the surrounding access. Note where water collects and which parts of the current layout cause problems. Keep available property documents, old drawings and permit records ready for discussion.
Photographs can show visible conditions, but they cannot establish concealed construction, boundary locations or structural suitability. Do not enter an unsafe structure to collect information. Describe any concern in your enquiry so the appropriate assessment can be arranged.
A pad that carried parked vehicles is not automatically suitable for a new building. Reuse also needs to match the proposed footprint, wall locations and service plan. Ask what evidence is available about the slab and what further assessment is required.
Request separate explanations for reuse, repairs and replacement where those options are feasible. A low price that assumes the slab can stay is difficult to compare with one that includes new foundation work. Read the existing concrete pad checklist before choosing an option.
Identify who will confirm utility arrangements, assess removal requirements, obtain applicable approvals, remove the structure and dispose of material. An old garage may have connections that are not apparent from its outside appearance. Isolation and removal need appropriate professionals; this guide is not a demolition method.
Calgary’s treatment of garage demolition depends in part on service arrangements and whether a replacement is included in the new permit. Check City of Calgary: demolition requirements for the current distinction. Edmonton projects need their own municipal review; do not apply Calgary’s rule to an Edmonton property.
Write down what you want to improve: vehicle clearance, a better pedestrian route, usable storage or a more convenient door position. If the old footprint worked poorly, retaining it only to simplify a comparison may miss the purpose of the project. Compare the improved arrangement with site constraints before committing.
