Garage cost depends on dimensions, site preparation, the foundation, structure, doors, trade work and finishing. An existing pad or garage introduces assessment and possible removal work. Compare the same written scope rather than a headline package price.

Write down the proposed dimensions and the site’s current condition before requesting a price. Then ask each builder to identify what is included, what is excluded and what can change after assessment. A headline price alone is not enough to compare proposals.

A 20 × 20-foot footprint is 400 square feet; a 24 × 24-foot footprint is 576 square feet. That is 44% more footprint, not a reliable prediction of a 44% price increase. Doors, access, services and design choices do not all scale in the same way.

Ask whether a package is supply-only or includes construction. Confirm how site-specific work is handled. An allowance is not the same as a confirmed final amount, and a preliminary estimate is not the same as a signed contract.
